A Day in the Life of an Asset Manager Secondee

At Inside the Box we offer Asset Management Secondment. This means we can assign an experienced member of our team into your organisation to support with personnel bottlenecks or key projects.     

As an asset manager secondee, my role is both dynamic and multifaceted, requiring a blend of strategic oversight, detailed monitoring, and constant communication with various stakeholders.  

Managing Agents and Meetings 

Responsibilities often begin with the review and management of the managing agents, ensuring they perform their duties efficiently. Attendance at monthly progress meetings with managing agents is important for tracking progress, addressing issues, and planning future actions. Weekly meetings focusing on legal, operational, and project management aspects are also vital for staying updated on various projects and ensuring all legal matters are on track. 

Reporting and Compliance 

I currently report to the Director of Investment Manager, providing updates on all operational and financial matters. Health and safety compliance is a top priority, and I oversee the management of all health and safety protocols throughout the portfolio, ensuring regulations are strictly followed to protect both residents and staff. 

Financial and Project Oversight 

Service charge budgets need constant reviewing and monitoring to ensure they align with our financial goals and provide value to residents. Liaising with all parties involved in major works projects, including managing agents, project managers, contractors, fire engineers, and solicitors, ensures projects run smoothly and efficiently. 

Resident Engagement and Legal Assistance 

Engaging with residents is key; I issue communication updates regarding ongoing projects and attend resident meetings to address their concerns and gather feedback. I also assist the legal team with the progression of all legal matters affecting the portfolio, reviewing documents, providing necessary information, and ensuring all legal processes are followed. 

Monitoring Contractors and Strategic Implementation 

Contractor performance is closely monitored through monthly progress meetings to ensure all works progress according to plan and specifications. Finally, I provide strategic advice and oversee its implementation, analysing current operations, identifying areas for improvement, and ensuring our strategic goals are met.
